Concept
Civano is a master planned community in Tucson which has beautifully created the charm of neighborhoods of the past using modern principals of sustainability. The community was carefully designed to consider the social, environmental, and economical impact of the development. What was created was a friendly neighborhood, which is easily walkable and is full of open space and beautiful eco-friendly homes. 
 
The developers of Civano kept three principals in mind throughout the creation of the community.
  • Create a sense of place that fosters community and connects people to one another and their natural environments
  • Tread lighter on the land through innovative design
  • Introduce sustainable construction materials and new technologies to advance the quality of life
 
As a result, 35% of the land at Civano has been set aside as natural or enhanced open space. Preserved desert land, bike paths, eco-friendly recreation facilities, and parks and orchards make up that space. Having open space leads to less congestion and much more beautiful views for the residents.
 
Homes at Civano are extremely energy efficient, offering over 50% savings of energy when compared to similar sized homes. Many technologies have been used including passive and active solar systems, aggressive recycling programs during construction, and rainwater reuse systems, among many more. 
 
Neighborhood
Civano is a neighborhood which values very deeply the idea that residents will be an active part in the community. For this reason, there are dozens of amenities throughout the neighborhood that will work to keep residents connected. At there center of the community is a large commercial space offering retail shopping, cafes, a town hall, and a welcome center.   There are also several small pockets of parks scattered throughout the community. 
 
Recreation is also important in supporting a community. Civano offers several recreation amenities including tennis courts, basketball courts, swimming pools, a community garden, and a learning center among others.  
 
All of these wonderful amenities are tied together through a system of tree lined walkways. There were literally thousands of mature trees and plants saved throughout the construction of the community, and they have been strategically relocated to offer the greatest amount of enjoyment to the residents.
 
Adjacent to the neighborhood is the Environmental Technology Business Center (ETBC), which is a 65 acre business park, and offers hundreds of jobs to the community.
 
Homes
Homes are Civano are extremely energy efficient, embracing many tactics to cut energy usage by at least 50% of the local energy code. Some of the best technologies used on homes include:
 
  • Homes are strategically placed to take advantage of passive solar strategies (shade in the hottest months and sun during the cooler months)
  • Rainwater is captured on the roof and used for landscaping and cooling the home
  • Solar Panels and Hot Water systems are located on many roofs
  • Super efficient windows keep hot air out and cool air
  • Water systems are in place to cut down usage by 65%
 
Civano offers mostly single family homes, but live/work units are also available. Many homes come with cozy guest homes above the garage. Homes vary widely in size and style, which gives the neighborhood an attractive esthetic appeal and also ads to the diversity of the community.   In general home prices range from the high $100,000s to the high $300,000s. Square footage can range from around 1,200 square feet to over 3,000. 
 
Transportation
Civano is located in the Southeast corner of the city, about 15 miles from downtown. Most transportation in the area is by automobile.
