Concept
The Galleries at Turney, located in Phoenix, is the first LEED for Homes Certified community in the state of Arizona. The eight modern homes, which were completed in 2008 by MODUS Development have generated a ton of buzz in the Phoenix area.
The exterior appearance of the development is an attractive mixture of corrugated zinc panels, large glass windows, steel doors and exposed cement blocks.
The developer sought to develop an eco friendly project on a holistic level, considering many variables such as location, materials and landscaping before starting. Some of the notable green features include:
- Use of existing utility infrastructure from previous buildings
- Desert tolerant plants used throughout the property
- Drip irrigation system with rain controls
- Location near mass transit, a public park, and shopping
Homes
Each 2,000 square foot home offers 2 bedrooms and 2.5 baths, a private outdoor space and a 2 car garage. The ceilings are up to 12 feet high creating spacious, flowing rooms. Large floor to ceiling windows and decks provide spectacular views of downtown Phoenix and the surrounding geography.
In an effort to show that higher density housing can still retain many amenities, the developer choose to build the units on a .62 acre site which was previously occupied by just two homes. The units give the appearance of townhomes, but are actually free standing single family units.
Finishes are very high end with Bosch appliances, CeasarStone Countertops, Italian cabinetry and Kohler contemporary fixtures.
The homes embrace many sustainable features:
- Use of low VOC paints and finishes
- Recycled carpets and bamboo flooring
- Pre-wiring for Solar Panels
- Low flow faucetry
Transportation
The Galleries at Turney is located in the popular Biltmore area of Phoenix. Mass transit is located within walking distance of the homes. The development is also within easy walking distance to Biltmore Fashion Square, the Esplanade and Postino.
