Concept
Three Canyons is a large scale eco-friendly development in Patagonia, Arizona, which aims to change the way that we think about green communities. Conservation Properties, the project founders, believe that they can create a community where the land and wildlife flourishes due to smart planning and informed residents. 1,700 acres of mountainous land will feature 198 thoughtfully placed home sites. Each home site and road is designed to help promote the life in the area. The following strategies have been used in planning for the development:
- Roads will intersect with land contours and will direct runoff water to roadside areas where trees can grow, which will support local streams
- A water delivery system bringing clean water to homes and wildlife areas will be in place which recycles would be waste water for use on trees
- 95% of the land will remain dedicated open space, preserving nature and providing breathtaking views for years to come
- Reseeding of native plants throughout the development, which will allow cover for animals
The developer sees the importance in involving the new residents in the process of restoring the land. They plan to teach all new residents and locals about the rejuvenation process, so they can be a part of protecting the area in the future.
Area
Patagonia is a small town of about 1,000 residents, nestled in between the Santa Rita and Patagonia mountains. The town offers local conveniences like a grocery store, restaurants, and coffee shops.
The area receives nearly 50% more rainfall than the neighboring counties, which makes it lush and fertile. At nearly 4,000 feet the area experiences all seasons, with mild winters, dry warm summers and monsoons which bring beautiful autumns.
Birdwatchers flock to Patagonia due to the over 300 species which are spotted in the area every year. There are also over 110 species of butterflies.
Homes
Homesites at Three Canyons range from 4 to 20 acres and $199,000 - $350,000. Residents choose their own builder. The developers guidelines strongly encourage residents to build with green materials. Purchasers can expect information about green building techniques and also site specific information regarding the orientation and natural attributes of their specific parcel.
Although Santa Cruz County allowed for up to 412 homes to be built on the property, the developer only chose to permit 198 home sites to be as environmentally friendly as possible. Average building envelopes at Three Canyons are about 15,000 square feet.
Transportation
Getting around Three Canyons can be done either by bicycle or automobile. Patagonia, the local town, is just a short ride away, so residents can either bike or drive into town.
Tucson is about an hours car drive away (45 miles) with the airport slightly closer.
