Concept
T-Lofts is a modern, 84 unit new construction townhome and loft community located in West Los Angeles.   The new-construction project has embraced several green features and boasts a location which makes getting around LA a breeze. 
 
The development is California Green Builder Certified which means it meets or exceeds the following guidelines when compared to standard homes:
  • Water Efficiency: Homes use at least 20,000 less gallons of water per year
  • Energy Savings: Homes use at least 15% less energy per year
  • Waste Reduction: Recycling more than 50% of unused building products
  • Indoor Air Quality: Homes offer significantly improved air quality
  • Verification: Energy efficiency features are verified by a third party specialist
 
 
Neighborhood
The developers of T-lofts aims create a community where residents aren't just close to everyday conveniences, but also a place where they can socialize with one another. In order to achieve that purpose the community offers several shared amenities including a landscaped courtyard with a spa and BBQ area, a workout area, a dog park, and a shared deck.
 
T-Lofts is located on Tennessee Avenue, just a block off of the Olympic Boulevard commercial corridor. Residents will be able to easily walk to restaurants, shops, entertainment venues, and almost all other everyday conveniences. The beach is a short bike ride away.   For those who do drive, there are 18 electric car charging station in the garage.
 
Homes
T-lofts features several floorplans of one and two story lofts which range from 933 to 2,050 square feet. There is even an option for a live-work loft, which features space for a business on the first floor and a residence on the second.    The layouts are well planned, with spacious kitchens which open up to a breakfast bar which seats 4 and an open living space. Master bedrooms have large walk in closets and are paired with luxury master bathrooms. 
 
There are several eco-friendly interior finishes which include:

  • High efficiency under cabinet lighting
  • Pullout recycling bins
  • Dual flush elongated toilets
  • Energy saving hot-water system
 
 
Transportation
The location of T-Lofts was chosen due to its easy access to transportation and close proximity to everyday conveniences. 
 
There are several bus routes located near the community which can take residents to UCLA, Westwood, Century City, Santa Monica, The Third Street Promenade, and Beverly Hills.   There is also a nearby stop on the Exposition Light Rail Line which is scheduled for completion in 2010.
 
The 405 Freeway is just a few blocks away from the development, so getting outside of LA via auto is a breeze.
