Overview
Concept
Stapleton, is a 12,000 home Master Planned community outside of Denver Colorado. The community was built in the location of the old closed down Stapleton Airport, making it the largest urban infill redevelopment project in the United States. The community covers 4,700 acres and is home to the largest park in Denver. When completed the community will have 30,000 residents and will provide 35,000 jobs over millions of square feet of office and retail space.
Stapleton has made efforts to make both the community and homes green. Some of the green features:
- 25 miles of waking and biking paths, made from 6 million tons of reclaimed concrete from old runways
- 25,000+ trees planted throughout the community
- Over 1,000 acres of parks and open space
- A new massive recreation center which aims for a LEED Silver Rating
- 93% participation in recycling (the largest % in Denver)
Neighborhoods
Stapleton consists of five large tree lined neighborhoods. Each neighborhood is designed to be highly walkable and contains their own amenities such as parks, pools, schools and shops. There are literally hundreds of shops and restaurants scattered throughout the community. In the large town center there are major chain stores, restaurants and a theater. Throughout the year there are outdoor music festivals, farmers markets and lighting of the trees and shops during the holiday season.
Homes
Stapleton is one of the largest communities in the United States to have 100% participation in the Energy Star Program. It has been the best selling community in Denver for the past 2 years.
There are 9 different builders who offer homes in Stapleton. Each builder has several collections. The homes vary widely in size and style, creating a unique feeling no matter where you live within the development. The community features condos, townhomes, row homes, and single family homes. Homes vary from 800 sq/ft to over 4200 sq/ft.
At Stapleton all homes at least meet Energy Star Certification. All Homes Include:
- Homes pre wired for automatic adjustment of thermostat and lighting
- Real time energy usage stats for water, electric and all other utilities
Some of the builders at Stapleton take going green much more seriously. The Architect Collection of homes by Harvard Communities contain solar panels which provide 33% of electricity annually.

Transportation
Stapleton is located just 15 minutes from downtown Denver via I-70. Residents can also use I-70 to escape to the beautiful mountains for recreation. Since the community is built on top of the old airport, the new one is just 15 minutes away.
