Concept
Mosaic Oaks is an eco-friendly community located along the beautiful Emerald Coast in Santa Rosa, Florida.   The community is gaining a lot of attention for its commitment to restoring the land on which it sits and building energy efficient homes which are affordable and attractive. The community consists of 32 colorful homes which are built to Florida Cottage style architecture. 
 
Mosaic Oaks was designed with the idea of returning the land to its natural state. This is being done through the employment of several green strategies:
  • Planting the common areas with lush native landscaping
  • Landscaping around homes using indigenous plants
  • Installing water saving irrigation systems throughout the community
  • Using porous surfaces in parking areas for maximum rainwater absorption
 
Energy efficiency is also a focus of the community. The developers are so confident that residents will have a low energy bill, that they will pay for the difference if the bills are above $99/mo for the first year.   More about this below. 
 
Neighborhood
Mosaic Oaks is designed to be a "front porch" neighborhood, meaning that every home has a large porch which overlooks common areas where gathering of neighbors will become common.
 
The community is easily walkable, as sidewalks line both sides of the street. Between the sidewalks and the street, shrubs and trees have been planted to allow for a more picturesque stroll. At the entrance of the community there are two ponds which are filled with wildlife. Also, there is a community herb garden for everyone's usage.
 
Homes
Homes at Mosaic Oaks range from 1,349 to 1,862 square feet, with ranch and two story floorplans available. The pricing is remarkable with homes starting around $279,000. The homes are laid out nicely with private areas towards the front of the home and spacious bedrooms towards the rear or upstairs. 
 
Energy efficiency is a huge focus at Mosaic Oaks. Homes are virtually guaranteed not to have energy costs above $99/mo.   The developer plans to achieve this by using highly effective insulation throughout the home and building all homes to Energy Star standards. Also, a high efficiency air conditioner will be used and all homes are plumbed for solar water heater installation.
 
The homes also contain eco-friendly finishes, which not only lessen the burden of the home on the environment, but also can keep the residents healthier, and save them money.   Features include:

  • Use of low VOC cabinets, flooring & paint

Aside from using many eco-friendly finishes, the homes at Mosaic Oaks are also built to be sustainable. Materials such as impact resistant windows, Hardiplank siding, Insulated side panels, and steel roofs will prevent termites, rot, and wind damage, which ensures that the homes last longer.
 
Transportation
Getting around the area can be done by car or bicycle as there are many attractions within just a couple miles of the community. Residents can enjoy some of the best restaurants found on the Emerald Coast, abundant shopping, and entertainment. 
 
Mosaic Oaks is only a few miles from the beaches of South Walton and even closer to several public access points on Choctawhatchee Bay. It is also far enough from main thoroughfares that residents don’t need to worry about traffic or noise.
 
The major highway, US 331 is less than 2 miles from the community, which makes connecting with some of the larger Florida hubs fast and easy.
