Concept
ECO 18 is a twelve story new residential building currently under construction in the South Loop. It's name comes from its address on the 1800 S block of Wabash Avenue. 
 
ECO 18 is seeking to become the first LEED Gold residential building in Chicago. In order to achieve this feat, they have taken many steps to ensure that the building will be 40%-45% more efficient than a comparable building with traditional mechanical systems. Green features include:
 
  • A large common green roof deck for residents to enjoy
  • A solar thermal hot water heating system
  • Motion Sensors to save energy on lighting common areas and parking garages
  • A rainwater collection system to be used on the green roof
  • An energy recover system to pre-heat and pre-cool exterior air
 
An elaborate geothermal system is planned for the building which be composed of piping drilled 450 feet into bedrock. The system will be a central source of heating and cooling for the building and will cover nearly 100% of demand.
 
ECO 18 is being built using high standards of recycling and once completed the building will feature dual-trash chutes to encourage recycling.
 
Neighborhood
 
The location of ECO 18 in the South Loop offers a fun lifestyle which is very close to downtown Chicago. The immediate surrounding area consists of restaurants, shopping and bars. Nearby is Chinatown, which offers a unique cultural experience. The Chicago Museum Campus and the lakefront are just a short walk away.
 
Homes
The units were thoughtfully designed and are very livable. They feature gourmet kitchens with an eat-in bar, spacious bathrooms and a separate nook for a home office. All units also come with good sized balconies.   The homes feature many green features. A few of our favorites:
 
  • Bamboo flooring and recycled carpeting
  • Lighting fixtures containing CFLs
  • Energy Star rated appliances
  • Toto dual flush toilets and low flow sinks and showerheads
 
 
Air quality is important at ECO 18. The building has a strict no-smoking policy anywhere on the premises, including individual units. Also, all low VOC products were used during the construction phase.
 
Transportation
ECO 18's location lends itself nicely to public transportation. The building is located very close to CTA bus routes and is just 1/2 mile from a CTA Red Line Stop.
 
The building will offer plenty of bicycle in the form of free bike racks or paid lockers. ECO 18 will also offer preferred parking to residents who drive hybrid cars.    The parking garage is located on the first three floors of the building, reducing the "heat island effect" of the building.
