Concept
 
The developers behind Mississippi Avenue Lofts has set out to build a precedent-setting sustainable infill development for the city of Portland. The amount of thought that went into every aspect of this building is evident when examining the details. Overall, Mississippi Avenue Lofts will be a unique 32 unit, 4-story building in a very environmentally-conscious neighborhood in Portland. The building is set to be completed in the Fall of 2009.
 
Construction materials for Mississippi Avenue Lofts include 98% post-consumer recycled rebar and 95% post-consumer recycled structural steel, neither of which had to travel more than 300 miles to get to the building site. The building will employ an advanced HVAC system is designed to exchange energy to hot and cool areas of the building, reducing energy usage by 25%.
 
Neighborhood
 
Located in the Historic Mississippi District, this building is surrounding by several blocks of shops, restaurants, music venues, and galleries. The neighborhood has a charming vibe and will surely be very popular among the residents. The Mississippi Avenue neighborhood website calls itself "the best kept secret in Portland".
 
Homes
Lofts have an industrial feel and range from 730 to 1,420 square feet. Units feature polished concrete floors and exposed timber ceilings. The lofts are bright and airy, as windows, which provide energy-saving cross ventilation, are abundant in every unit.
 
The one- and two-level lofts will be available in studio, one bedroom, two bedroom, and penthouse floorplans. Other green interior features include:
 
  • Low-flow faucets and dual-flush toilets (30% water reduction)
  • 100% recycled particle board cores in cabinets
  • Energy Star appliances
 
For outdoor use, all lofts come with large balconies; views of Mt. Hood or downtown Portland are available. A shared bamboo-landscaped courtyard will make socializing with neighbors fun and easy.
 
Transportation
 
The developers of Mississippi Avenue Lofts knew they needed a location which was convenient for public transportation if they wanted their building to truly be sustainable. The building is located on the TriMet #4 bus route, two blocks from the Max light rail, and there will be a hybrid Zipcar® location in front of the building. Bicycle use is also strongly encouraged as there will be 76 bike spots including storage at the front door of each loft.
