Overview

Concept

Duck Flats is a LEED Gold certified 25-unit new construction condominium project located in the Northern Liberties neighborhood of Philadelphia. The projects green certification means that it will be at least 50% more energy efficient and conserve at least 50% more water than a comparably sized unit. Major green features include:

Solar Thermal panels which will provide energy and hot water to all units
Green roofs which will insulate and minimize storm water runoff
Increased air quality due to usage of low VOC materials and abundant operable windows
Radiant floor heating to increase comfort and reduce demand on forced air
Windows which encourage cross ventilation and reduce demand for AC

Duck Flats provides a beautiful esthetic addition to the neighborhood. The development is defined by it's façade of metal, glass, and open air walkways. There are interconnected courtyards and green roofs located throughout Duck Flats, which work to encourage a sense of community and maximize the amount of time residents can spend outdoors. Nearly 40% of the development space has been set aside for outdoor spaces.

Neighborhood

Northern Liberties is a quickly developing neighborhood located just north of downtown Philadelphia. The area is full of historic homes, parks, and rehabbed industrial buildings. There are many cultural attractions such as galleries and live music performance venues scattered throughout the area. Also, cafes, bars, and boutiques are popping up throughout the walkable neighborhood. Many are attracted to the neighborhood due to it's close proximity to downtown and interesting mix of residents who call Northern Liberties home.
