Concept
The IceHouse is a new construction "green" condo project located in Philadelphia's Fishtown neighborhood. The project was named after Dooley's Icehouse, which stood for at least a century in Fishtown. Many of the materials from Dooley's Icehouse will be put to use in the new project.
IceHouse will offer 48 condos which are being built to meet LEED-H standards. Some of the green features include:
- 2,500 gallon rainwater recycling system
- Large common green roof
- Extensive use of sustainable materials
- Solar panels providing electricity to common areas
- Hybrid car hookups
The building is not only environmentally friendly, but extremely attractive as well. The structure consists of primarily a brick, steel, and hardwood exterior. Several of the units have balconies which overlook the street, which will likely be adorned with shrubbery. However, the buildings true beauty lies within, as in the center of the structure there is a large green roof, which residents can share. The green roof consists of a walking paths, green landscaped areas, and a large koi pond. It will surely become a popular gathering space for residents.
Neighborhood
If Residents are looking for even more green space they wont have to go far from IceHouse, which is located directly across the street from the massive Hetzell's Ball Field, a popular city park which occupies an entire block. The park plays host to intramural events, picnics, and lots of dog walking.
Fishtown is a vibrant area located northeast of City Center. The area is known for it's working class vibe and beautiful skyline views.
Homes
IceHouse offers condominiums ranging from 700 to 1,900 square feet and ranging in price from the mid $100s to the high $400s. Units feature high end interior finishes and a modern feel. Many of the finishes use sustainable materials, such as the bamboo cabinets and wide plank floors. Other green materials include:
- High efficiency appliances
- Tankless hot water heaters
- Dual flush toilets
The units also offer abundant natural sunlight, as large windows and sliding doors light up the rooms. Private green roofs with unbelievable skyline views are available with some units at IceHouse.

Transportation
IceHouse is only minutes from City Center, being located just a few blocks outside of Northern Liberties. The Girard Avenue trolley stop is just a block away, and the EL is about 10 blocks from the property. For residents who need a car, there is parking available for purchase at the property. Residents can also take advantage of the Philly Car Share Program, which is located in the building. Bike racks are also available for residents use.
