Concept
Mixson is a 950 home master planned community located in North Charleston, South Carolina. The community embraces many of the principals that are known as New Urbanism.   Mixson has the look and feel of a European old-world city, with colorful stucco buildings, arched walkways, and dozens of community gathering spaces and walkways which tie the whole community together. Mixson took great care to create a place where public spaces would actually be used by the residents and would become a focal point of life at the community. 
 
The community was also designed to protect large oak trees which occupied the land. These trees have been made a focal point of many community spaces, and provide wonderful shade for reading or relaxing.
 
All homes at Mixson will be LEED Certified, which means a great deal of care has gone into their sustainable design. LEED certified homes are at least 40% more energy efficient than comparable sized homes in the area.
 
Neighborhood
Mixson was carefully planned after the developers were inspired by the streets of downtown Charleston and studied the streets of many of the great cities of the world. The idea was to take back the public space, which has been lost slowly since the invention of automobiles. They succeeded admirably. Cobblestone streets and walkways are connected by beautiful arches to dozens of gathering spaces. Auto traffic is kept to a minimum near public areas, and the use of curved streets keeps speeds low. Mixson is a neighborhood for the pedestrians.
 
Mixson is located near the Park Circle area, which is a historic and well respected area of North Charleston. Within the community residents will find everyday conveniences like shopping, banks, cafes, and schools in the downtown district. Other larger stores and shopping are just a short drive outside of the gates. Less driving means less pollution and more time to spend doing the things you want. 
 
Homes
Mixson offers several styles of homes, which include flats, townhomes, and single family homes. 
All of the homes are characterized by efficiency open floorplans with ample natural light. Homes at Mixson are LEED Certified and Energy Star Certified, which means they will be healthier, longer lasting, and at least 40% more energy efficiency than comparable homes.  
 
Typical features include:

  • Recycled carpeting
  • Dual flow toilets & low flow faucets
  • Energy Star appliances
 
Homes range in size form 1 bedroom 1 bathroom flats to 3+ bedroom 2.5 bathroom single family homes. Prices start around $140,000 and go up to over $350,000.
 
The homes also qualify for energy efficient mortgages, which allows local banks to add to the appraised value of the home based on the energy efficiency, and banks can also consider energy savings on monthly payment when qualifying the applicant for a mortgage. The net effect, is that you can be approved for a larger mortgage, because the bank feels the home is much more affordable to own.

Transportation
The location of Mixson is part of what makes it so popular. Downtown Charleston and surrounding beaches are just 10 minutes away by car and the airport is just a 6 minute drive.   Just a couple miles from the community is Charleston's Amtrak Station, where there are twice daily trips to cities like Miami, Orlando, Washington D.C., & New York City!
