Oak Terrace Preserve is a unique community in North Charleston that aims to recreate the feeling of a friendly neighborhood of the past, using green principals of the future. Covering 55 acres in North Charleston, the community gets its name from the hundreds of mature oak, magnolia, and old-growth trees which occupy the land. These trees have been preserved throughout the development to give the community a feel of one that has been around for years. Homes are built in the style of ones that would be found on the historic streets of Charleston, with large front porches and rear loading garages. Sidewalks and meander past dozens of neighborhood parks which are scattered throughout the community. The neighborhood truly feels like one built in the early 20th century.
While the community may leave residents thinking about great neighborhoods of the past, the principals used are quite modern. Every part of the community has been planned to be as sustainable as possible. The community is built on the site of an already existing development, which means that very little of nature was disturbed during the construction process. Streets are laid out in a way to protect the existing wetlands and trees. Rainwater runoff is managed via a system of bio-swales, rain gardens, and permeable walkways. There are protected parks throughout the community which are filled with native landscaping. All homes will be EarthCraft certified, saving residents significantly on their monthly energy bills and reducing carbon emissions. 90% of construction materials are recycled during the home building process.
Neighborhood
The community streets are in a circular design, which surround a charter school at the center of the community. There are 17 "pocket parks" are located throughout the community, which provide great locations for picnics or relaxation under oak trees. A rubber fitness trail encircles the community, providing pleasant views and a very convenient place for daily exercise.
Within a few miles of Oak Terrace Preserve is plenty of shopping, restaurants, schools, and places of worship. The area is highly built up, so that every day conveniences are just a quick drive away. This sustainable community is truly one that needs to be visited in order to take in everything it has to offer.
Homes
All Oak Terrace Preserve homes are built to the EarthCraft Home standard, which means innovative use of sustainable materials and significant energy savings. Some great exterior features include:
- Large front porches made of recycled materials, with overhangs providing abundant shade
- Detached alley-loaded garages, keep streets safer and interior air quality higher
- Rain Barrels capture excess water and save it for irrigation (optional)
- Geothermal heat pumps, which greatly reduce energy costs(optional)
Inside, the homes feature Energy Star appliances, low VOC paints and cabinets, recycled flooring, and programmable thermostats, among many more green finishes. All of these energy efficient features contribute to up to a 50% savings in monthly energy costs. Homes are landscaped with native plants, which makes for a balanced eco-system and requires much less watering. Vegetable gardens are also planted for every home.
Homes range between around 1,200 to over 2,000 square feet and are available in ranch and 2-story plans. Most homes have 3-4 bedrooms and 2-4 bathrooms. Transportation
The location of Oak Terrace Preserve is definitely one of the communities strongest points. Located just 10 miles from downtown Charleston and the beach, nearly every convenience is within a quick car ride. The airport is even closer, at just a few miles away. You can walk or bike to local shopping and restaurants. At the center of the community is a charter school for middle school aged students.
