Overview
Concept
Discovery at Spring Trails has labeled itself as a "Hybrid" community located in the North Houston area. The development, which will feature 3,000 homes, plans to have all homes run on a combination of solar and conventional electricity.
Discovery is designed in collaboration with GE's Ecomagination® initiative. This mean homes will focus on water conservation, whole home energy efficiency, indoor air quality, and advanced building science in addition to solar energy. A Discovery Center has been constructed where potential home buyers and interested neighbors can check out the technologies being incorporated into the homes.
The community is making many strides towards being greener. Community-wide initiatives include:
- Dashboards in each home which display real time energy and water savings
- A one-kilowatt solar panel included in each home, with the option to upgrade
- A community solar farm to help offset HOA electricity needs
- Parks and green space connecting several neighboring communities
- Wastewater conservation efforts to use water more effectively
Neighborhood
Discovery at Spring Trails is a part of the larger Canyon Gate family of communities. Canyon Gate communities are know for their high level of built in technologies, gated neighborhoods and abundant amenities. Swimming pools, parks, walking paths, fountains, and many more features will be included at Discovery at Spring Trails. While the amenities are being completed, residents may use other neighborhoods amenities.
A new middle school and junior high school have just been completed in the community. They complement the already-finished elementary school and will be a short drive from nearly any home at Discovery at Spring Trails.
Homes
Single family homes in Discovery at Spring Trails are built on lots that vary in size from 50 feet wide to up to 1/2 acre in size. Buyers have the option of choosing one of four builders. Each builder will incorporate its own set of green features into the homes. All builders will use features like energy-saving appliances, compact florescent lighting, increased insulation and a recycling station.
Overall the developer estimates that homes will use 40-50% less electricity than competitors' homes on the market. 15-20% of the savings will come from the one-kilowatt solar panel located on the roof; the rest will be due to general energy efficiencies built into the home.
Homes rage widely in size and are very affordable, starting in the $170's and going up to the $400's. The developer feels that any increased cost for the construction of a greener home will be more than made up for in energy savings.
Transportation
Discovery at Spring Trails is located in North Houston near the intersection of the Hardy Toll Road and Rayford Road. The community is located about 25 miles north of downtown Houston. Transportation within the community and around the area is done mostly by car.
