Overview
Concept
Mueller is an ambitious development located on the site of the old airport in the heart of Austin. Once completed the 711 acre project will be home to 10,000 people and will provide the city with approximately 10,000 permanent jobs. The Master Planned community has many green features, which include:
- Over 140 Acres of parks and open space
- 15,000 trees which include 500 rescued pecan trees
- 5 miles of walking and biking paths
- A vibrant town center with plazas and shops (at least 30% locally owned businesses)
- Nearby connections to public transportation, medical, and educational facilities
- A reclaimed water system which provides the majority of irrigation
Neighborhood
Austin is a city with a national reputation for being unique, wonderfully diverse, yet very accessible. Downtown Austin is just a couple miles from Mueller, and it full of museums, restaurants, bars and great music venues.
Within the community, Mueller embodies many of the principals of New Urbanism, which boils down to reducing the reliance on vehicles and eliminating sprawl. The community accomplishes that through thoughtfully planned clusters of homes, amenities and retail. Homes open up to common green spaces and include porches and stoops that encourage neighborliness.
Homes
In addition to green infrastructure and green neighborhood design, green home building is also very important to the community. There are six different builders within the community, all of which are adhering to the Austin Energy Green Building Program® and all homes will be LEED Certified. As a starting point, homes within the community will use at least 50% less fossil fuels than comparable sized homes.
Overall, there are five styles of homes; Yard homes, row homes and garden court homes, multi family homes, and live-work style homes. The homes come in a diversity of sizes and prices, starting at 1,090 square feet from the $120s going up to 3,700 square feet in the $720s.

Transportation
Convenient mass transit was a major focus during the development of Mueller. A central transit boulevard will provide residents with bus, rapid bus and a likely commuter or light rail system, which is pending voter approval. The boulevard will be within a 10 minute walk of nearly every home in the community.
Mueller also offers hike and bike trails and bike lanes which span for over 13 miles throughout the development.
