Concept
The Austonian, once completed, will be the tallest residential building in the state of Texas. The building, located in downtown Austin, will be 56 stories tall and will have 188 residential units. The new tower will not only be known for its size, but also for its extremely high level of amenities and green features.
The Austonian fully embraces being green. The building is striving for a 4-star rating from the Austin Green Building Program (approx. LEED Gold level). Water and energy savings, recycled construction materials, and less automobile transportation make up the majority of the buildings sustainable qualities.
Green features include:
- Rainwater capture system, which means no public water is used for landscape irrigation
- Reflective roof to minimize heat island effect
- Sensors and dimmers in common areas reduce lighting used when unoccupied
- Chilled water system used to heat and cool building, offering significant energy savings
Overall, due to the water-saving features and structure, the building will save 37.6 million gallons of water per year over the amount that would be generated if 188 families were living on one-acre plots of land.
Amenities at the building are second to none, with a 24-hour concierge and valet, a gym overlooking the city, a beautiful pool area, media room, game room, private club room and much more!
Neighborhood
The Austonian is located at the corner of Second and Capitol in Austin. The location puts residents within walking distance of parks, cultural attractions, shopping and over 100 restaurants and bars! Just a block away is Lady Bird Lake, which provides running and walking paths along with a wonderful view of Austin from the ground level.
Homes
The Austonian offers around 20 floorplans which vary from 1,221 to 4,129 square feet. Each floorplan contains high-end finishes and a private outdoor space to enjoy views of downtown Austin. Finishes include: hardwood floors, marble baths, limestone and marble countertops, and Subzero®/Wolf® appliances.
The units also embrace several green features, like low-flow shower heads and toilets to cut down water usage by 30% and low VOC paints and sealants designed to increase indoor air quality.
All units have specially coated and insulated glass, which allows for maximum lighting, but has a minimal impact on the HVAC systems.
Transportation
Getting around from The Austonian is easy. The prime location of the building means that restaurants, shops, employment, recreation and entertainment are all within a five-minute walk from home. The building offers secure bicycle parking for residents.
