Concept
Located near the Pike Place Market on Second and Pine streets in Seattle stands Fifteen Twenty-One (1521) Second Ave. The building is 38 stories of absolute eco-friendly luxury, offering some of the most desired homes in the city. In total there are 138 homes, with 3-5 per floor, all providing spectacular views of the water and surrounding city. Units are large, and feature floor to ceiling windows and spacious floorplans.
1521 offers a very high level of common space and amenities to its residents. The building conveys a sense of calm, using carefully chosen colors and materials such as stone, wood, and custom tiles. Within the building, there is a fitness center, a large landscaped rooftop lounge, yoga and Pilates studios, professional business space, and a world class entrance and lobby.
Achieving LEED Silver certification is a wonderful and challenging feat. The developers of 1521 used some very creative methods to limit the buildings environmental impact, including:
- Four pipe heating and cooling system, uses circulating water to control temperature
- An automatic window washing system located on the roof
- Recycling centers located centrally on each floor
- Floor to ceiling highly double pane glass walls, filled with argon gas to limit heat transfer
Neighborhood
Located between Pike and Pine streets, and just steps from the Pike Place market, the building boasts an ideal location. 1521 is just steps away are the downtown retail district, the central business district, and the waterfront. There are restaurants, cafes, shopping, and cultural attractions all around the area.

Homes
Units at 1521 have been designed for maximization of usable space and outstanding views. The floorplans are large, ranging from 1,659 to nearly 3,000 square feet. All homes include luxury kitchens and bathrooms, and large master bedrooms. Interior styling is built to enhance the already spectacular views which are the centerpiece of every unit.
Instead of an outdoor terrace, the developers opted for a "glass room" which allows year around usage, and can easily be made into an outdoor space when desired. Floor to ceiling windows, which border all units, have built in shades and are extremely energy efficient.
