Overview
Concept
Olive 8 is the tallest residential building in downtown Seattle, offering 229 very green residential units and 346 hotel rooms spanning 39 floors. The residential portion of the building is located above the Hyatt at Olive 8 which is one of the top green hotels in America. The building was recently certified as LEED Silver.
Notable green features at Olive 8 include:
- Water saving fixtures resulting in 32% less water usage
- Power saving lights and increased insulation resulting in a 20% savings on power usage
- A large green roof which reduces the heat island effect and storm water runoff
- 95% of construction materials waste from landfills
The buildings large size is also one of the main eco-friendly factors, because more people can live within the same building footprint. However, in exchange for the building being built to a taller height, the developer has paid more than $1 Million to preserve Sugar Loaf Mountain county park in rural Kings County.
The vast majority of common spaces throughout the building contain large windows, which drastically reduces the amount of artificial light that must be used in the daytime. This saves money and provides for much more attractive lighting.
Neighborhood
The building features many great features which are exclusive to the condo residents. They include a game room, lounge, large terrace, and pet exercise area. The terrace on the 18th floor includes an outdoor seating area with gas barbecues, a full indoor kitchen, and a pool table. Perfect for entertaining guests!
Residents can also take advantage of hotel conveniences such as room service, a 24/7 concierge, discounted room rates, and use of the full-service hotel health club for a monthly fee.
Surrounding the building is a vibrant neighborhood, bustling with shopping, dining, and nightlife.
Homes
Residential units occupy floors 18-39 and provide breathtaking views of the surrounding city and natural environment. The building contains 1 and 2 bedroom units, and also offers some large penthouse units on the top floors. Square footage ranges from around 650 to over 1,500 square feet.
The units are wonderfully modern, featuring ceilings that range from 10 to 11.5 feet and beautiful floor to ceiling windows. Spaces are wide open and natural light is abundant throughout the units. Green features are numerous and include the use of low VOC cabinets, low flow faucetry, and energy efficient appliances.
Finishes are extremely high end, with beautiful appliances, hardwood floors, and solid wood cabinets among many others.
Transportation
Easy access to multiple methods of transportation is one of the main factors that makes Olive 8 so green. Residents have very easy access to the Seattle streetcar, which stops at all sorts of attractions including restaurants, bars, businesses, and jogging/biking trails. The interstate is also just a few blocks away, and the Sound Transit station is just a couple blocks from the building as well.
