Why an agent is important when buying new
 
The use of an agent for representation when buying a new construction home is free to the consumer. The agent is paid a commission by the builder, and the fee is usually already built into the price of the home. Many times, buyers will come to a community, unrepresented by an agent and think that they will get a better deal, because the builder doesn’t have to pay any agent for the sale. This is simply not true. 
 
Fact is that most communities value their relationships with agents very much and will gladly pay the commission every time. Agents consistently bring more qualified buyers to the communities and decrease the amount of time that salespeople spend with unqualified or not-so-serious prospects. 
 
Agents can work to get you a better deal. An agents job is to represent your interests and get you the best deal possible, whether that is a new home or not. Many developments sell new homes in a sales center and resales are handled privately by outside agents. Coming to the sales center with an agent sends a signal that you are seriously considering both options, and that the sales person should present you with a good offer in order to secure a sale.
