Selecting a Listing agent
Selecting who you list your home with is probably the single most important decision you will make in regards to getting your home sold. Select an agent who has a proven track record in the area, who utilizes all forms of technology to market the property and who will keep you in the loop during the entire sales process. It is no longer enough for an agent to simply list a home and hold the occasional open house. Agents should be earning their commission by using every possible way to get your home in front of potential clients.
We suggest setting up interviews with 3 area agents and asking them to view the home and present you with their action plan to sell the home (If any of them look at you funny when you ask them to do this, you have just narrowed down your choices). Along with letting them present you with their plan. Below are a few points to make sure to cover before selecting your agent.
- How many sellers have you represented in the past year?
- This will help you weed out the part time agents from the professionals. It will also allow you to distinguish the listing agents from the selling agents (you want an experienced listing agent).
- What was the initial listing price of your last three listings and how much did they end up selling for?
- This questions will shed some light on the agents strategy for getting your home sold. Some agents prefer to press for large price reductions in order to make the seller look motivated. This may not be your intention.
- What is your marketing plan for the property?
- This should be included in the plan you have already asked the agent for, but it bears repeating. Make sure the agent plans to use both online and print marketing extensively to promote your property.
When it comes down to picking between a few qualified agents, select the one you are the most comfortable with. It is likely that potential buyers will probably be comfortable with them as well.
